40ft High Cube

Consider additional headroom for taller contents or a specified fit-out. The nominal footprint remains 40ft by 8ft, so the City floor-area check still matters.

Use documented condition and actual-unit measurements when comparing offers. The common product illustrations do not show El Paso inventory or an approved installation.

Plan the modification and its use

Extra access can support repeated retrieval; an occupied workspace adds a different project scope. Describe the complete configuration and installation.

Office or office/storage

For site coordination, compare desks, storage, utilities and the finished layout. The City’s temporary construction-storage exception does not by itself approve an office.

Finished layout and fit-out required; exterior shell dimensions do not establish desk space.

An El Paso delivery planning example

Estimated delivery budget: $319.20 for ZIP 79901. This October 8, 2026 planning example covers delivery planning separately from the container purchase.

El Paso ZIP 79901$319.20Format, quantity, exact pickup point and unloading were not confirmed

Check the storage allowance before choosing the length

The City’s accessory-storage conditions can reduce the workable choice even on a lot with a wide entrance.

Compare use area with container area

Establish the floor area of the principal use and, for a multi-tenant property, the area assigned to your use. Ask the City how the proposed container area is measured. A nominal 20ft by 8ft exterior does not automatically establish the legal floor area used in the storage test.

Storage, a construction period or a move?

Long-term accessory storage, temporary storage during ongoing permitted construction on the same lot, and household loading are different paths. The household exception allows no more than seven days in a calendar year; it is not a permanent storage arrangement.

Check the boundary beyond El Paso

Socorro and Horizon City have their own municipal authorities. Unincorporated County building questions go to the applicable Emergency Services District; drainage, floodplain and relevant County road-work reviews remain separate. An El Paso mailing label does not select the rule.

Preserve access and the final door approach

Draw the unit behind the building’s front wall, with the required setbacks and access areas kept clear. Show the gate, approach, turning area, overhead obstructions, ground and door direction to the carrier. Confirm its working clearance for the actual loaded vehicle.

If reaching the pad requires changing a County-controlled driveway or cutting a public street, settle the relevant permit and work scope before arranging the delivery.

City storage rules and the nearby authority checks

City of El Paso only; accessory storage in listed districts

Confirm an eligible City accessory use

The City’s portable-storage provision lists C2, C3, C4, M1, M2, M3, PI, GMU and IMU districts for accessory storage to the principal use. Confirm the parcel’s district and use before applying its conditions; this is not general permanent residential permission or approval for an office.

City accessory-storage pathway; actual areas not calculated for a parcel

Apply the floor-area limit

Container floor area is limited to 10% of the principal-use floor area. A principal building smaller than 1,600 square feet may have a container up to 160 square feet; a multi-tenant user is limited to 10% of its own use area. Have the City confirm the actual areas and proposed arrangement.

City accessory-storage pathway; setbacks depend on the parcel

Keep the required position and open areas

Place the container at least five feet behind the principal building’s front wall line, meet building side and rear setbacks, and remain at least 20 feet from abutting apartment or residential zoning. Required parking, circulation, fire access, landscaping, open space, drainage basins and loading areas must stay clear. Do not stack containers or materials above them, or leave running gear underneath.

City accessory-storage pathway; not an approval for occupied use

Include the installation review

This storage pathway requires a building permit. Review the design and installation under Title 18 separately from the zoning, area and placement conditions.

City of El Paso; actual purpose, construction status and duration must match

Use temporary exceptions only for their purpose

Temporary containers during ongoing permitted construction on the same lot are exempt from the preceding storage conditions. Household loading and unloading has a separate limit of seven days in a calendar year. Confirm the proposal’s classification; neither exception is a general long-term residential or occupied-office permission.

Unincorporated El Paso County and distinct municipalities; no individual ESD determination obtained

Separate County and other municipal reviews

For an unincorporated County property, use the applicable Emergency Services District for building-permit questions and check County drainage or floodplain requirements. County-controlled driveway or sidewalk changes and street cuts have separate permit requirements. Socorro and Horizon City use their own municipal authorities; City zoning does not automatically extend to them.

Official guidance checked October 9, 2026; the City code capture identifies the August 26, 2026 version. Confirm the property and proposed work with the responsible authority before purchase.

Storage scenarios for an El Paso property

Choose the contents and duration first. These examples apply the planning distinctions above; they are not completed jobs or permission for a particular property.

City of El Paso; construction status and same-lot condition matter

Tools during permitted construction

A temporary dry storage unit can keep hand tools and project supplies separate from the active work. The City’s exception depends on ongoing permitted construction on the same lot; plan the duration and removal rather than assuming permanent storage.

Container options: 20ft storage container, 40ft storage container for a larger load

City of El Paso; eligible district and accessory use required

Parts at an eligible commercial workshop

Compare compact storage for a small parts load with a longer unit for materials. Apply the floor-area limit before choosing the length, and preserve the loading area, parking and fire access. A roll-up configuration is a separate specified modification.

Container options: 10ft compact storage, 20ft storage container, Roll-up door configuration

City of El Paso; temporary household loading only

Household loading for a move

Match the unit to the goods being loaded and arrange the arrival and removal within the City’s seven-day calendar-year limit for this purpose. The short exception does not answer a long-term storage or dwelling proposal.

Container options: 20ft storage container, 40ft storage container if the load and site justify it

Questions before choosing

Does installing a storage container need a permit in El Paso?

Under the City’s commercial accessory-storage pathway, installation requires a building permit and compliance with Title 18. The pathway applies to the listed zoning districts and includes area and placement conditions. Temporary storage during ongoing permitted construction on the same lot has a separate exception; it does not establish permission for a permanent or occupied project.

Why can a 40ft container be harder to fit into the City storage rules?

The City’s floor-area limit is tied to the principal use and, in a multi-tenant building, the individual user’s area. A 40ft unit has a larger nominal footprint than a 20ft unit, even when both fit through the entrance. A High Cube adds height without reducing that footprint. Check the applicable areas and the proposed container before ordering; a large open yard alone does not remove the limit.

Can I keep a container at home for a move?

The City has a temporary exception for loading and unloading household contents, limited to seven days in a calendar year. That narrow purpose and duration do not establish permission for long-term residential storage. Describe the address, timing and use before arranging placement.

Can the construction-storage exception cover a fitted office?

The exception concerns temporary portable storage during ongoing permitted construction on the same lot. It does not by itself approve an occupied office. A workspace needs its own use, finished layout, utilities and building review.

Do the same City rules apply in Socorro or Horizon City?

Socorro and Horizon City are separate municipalities. For an unincorporated El Paso County property, County guidance directs building-permit questions to the applicable Emergency Services District and separately addresses drainage, floodplain and relevant road work. Establish the actual jurisdiction before applying the City of El Paso rules.

Is the $319.20 delivery budget a complete container price?

No. It is a limited ZIP 79901 delivery planning example based on October 8, 2026 evidence. Format, quantity, exact pickup point and unloading were not confirmed. Container purchase is separate, and tax or exceptional placement costs were not itemized. Use a scoped request for the actual unit and receiving address.
